Buying at One Chuan Grove attracts Buyer’s Stamp Duty, and depending on the buyer’s profile and existing holdings it may attract Additional Buyer’s Stamp Duty as well. Both are computed on the purchase price or the market value, whichever is higher, and both fall due within 14 days of exercising the Option to Purchase.
BSD on residential property runs on a six-tier marginal scale. Each band is charged at its own rate; the top rate applies only to the portion above three million dollars, not to the whole price.

ABSD depends on the buyer’s profile on the date of purchase and on the number of residential properties already owned, whether wholly, partly or jointly. Where two or more buyers of different profiles buy together, the highest applicable rate applies to the whole value.

Two reliefs are worth naming. A married couple with at least one Singapore Citizen spouse, where neither owns residential property, qualifies for full ABSD remission. Where such a couple buys a second property, ABSD is payable upfront and may be refunded if the first property is sold within six months of the purchase, or of the Temporary Occupation Permit where the second property is still under construction. IRAS conditions on both are strict and time-bound.
SSD applies to residential property sold within the holding period. For property acquired on or after 4 July 2025 the holding period is four years.
