How to read this table. The drawn this stage column is what the bank pays the developer at that milestone, not the statutory stage percentage — the two differ early on because the downpayment has already covered the first part of the price. At 75% loan-to-value the 25% downpayment absorbs everything up to the 25% mark, so the first disbursement at the foundation stage is only the 5% above it. The disbursement column sums to the loan, not the price. Instalments amortise the cumulative amount drawn over the full term. The purchase price above defaults to a round $1,500,000 purely so the calculator has a figure to work from. It is an illustration and bears no relation to One Chuan Grove, whose pricing is released by the developer in due course.
The shape matters as much as the total. Cash and CPF cover the downpayment tier the LTV ceiling allows, then the bank disburses in step with certified construction, so instalments start small and step up across a build that typically runs three to four years to Temporary Occupation Permit.
