A purchase at One Chuan Grove is financed by a bank housing loan. Two limits govern how much a bank will lend: the Loan-to-Value ceiling, which caps the loan as a proportion of the property value, and the Total Debt Servicing Ratio, which caps total monthly debt against income. The lower of the two binds.

The tenure trigger is the one that catches buyers out. Stretching a loan to 35 years lowers the monthly instalment, but on a first housing loan it drops the LTV ceiling from 75 to 55 per cent and raises the minimum cash downpayment from 5 to 10 per cent of the price. Keeping the tenure at 30 years or less preserves both.
