Lorong Chuan New Launch

One Chuan Grove at a Glance

One Chuan Grove is a 99-year leasehold condominium of around 550 homes taking shape on the Chuan Grove land parcel at Lorong Chuan, developed jointly by Sing Holdings Residential and Sunway Developments. The site runs to 170,409 square feet and carries a gross floor area of 511,231 square feet at a plot ratio of 3.0 — a substantial parcel by the standards of an estate where most of the surrounding blocks were completed a generation ago.

What distinguishes the address is how little of it has to be argued for. Lorong Chuan MRT station on the Circle Line stands 520 metres away. St. Gabriel’s Primary School is 380 metres from the site and Kuo Chuan Presbyterian Secondary School 520 metres. Stamford American’s Early Learning Village sits 130 metres along Chuan Lane, and Chuan Lane Park is 110 metres from the boundary. These are walking distances in the ordinary sense of the word, not the generous sense.

One Chuan Grove: Location, Developer and Preview

One Chuan Grove Location

The parcel sits in the crook formed by Chuan Lane and Chuan Grove, a short residential loop off Lorong Chuan. It is the quiet side of a well-connected address: the Central Expressway runs along the western edge, carrying traffic away from the estate rather than through it.

Lorong Chuan station on the Circle Line is 520 metres from the site. That single stop is worth more than its distance suggests, because the Circle Line reaches Bishan in one stop west and Serangoon in one stop east, and both are interchanges.

At Bishan the North-South Line takes over for Orchard and Marina Bay. At Serangoon the North East Line runs to Dhoby Ghaut and the city. A household at One Chuan Grove therefore has three lines within two stops without ever changing at a crowded platform in the morning.

Drivers get the Central Expressway on the doorstep and the Kallang–Paya Lebar Expressway a short run east, which puts the city, the airport corridor and the northern industrial belt within reach on separate routes.

The immediate surroundings are settled rather than transitional. The Chuan, Chuan Park, Chuan Villas, Chiltern Park and The Springbloom form a low-rise and mid-rise neighbourhood of long standing, with mature roadside planting and a street pattern that has not changed in decades.

Chuan Lane Park lies 110 metres from the boundary, and the Kallang River and its linear park run along the far side of the expressway to the west, linking north towards Bishan and south towards the city through the park connector network.

New Tech Park, across Chuan Grove to the north, brings a working population and the food and convenience trade that follows it, without bringing heavy industry anywhere near the residential streets.

The One Chuan Grove location page sets out the connections in full, with the schools, parks and transport around the site.

One Chuan Grove Developer

One Chuan Grove is being developed by Sing Holdings Residential Pte Ltd and Sunway Developments Pte Ltd, holding 65 and 35 per cent of the venture respectively.

Sing Holdings is a Singapore-listed property group with a long record in residential development here, working at the scale where a project is large enough to carry proper facilities but small enough for the developer to stay close to it.

Sunway Developments is the Singapore development arm of the Sunway group, a regional builder and property developer with a substantial record across the causeway and a growing one on this side of it.

Pairing a listed Singapore developer with a regional partner is a familiar structure on Government Land Sales sites, and it tends to bring together local delivery experience and a deeper balance sheet for a parcel of this size.

The venture committed S$703,600,000 to the land in July 2025. That figure is a matter of public record, and it is worth knowing for what it says about the parties’ reading of the address rather than for anything it forecasts.

A development of around 550 homes on 170,409 square feet is a substantial undertaking for the Chuan estate, and the largest new residential parcel to come to market there in many years.

Specifications, the facilities schedule and the appointed consultants are confirmed by the developer on release and are published on this site as they are issued.

Visit One Chuan Grove

Preview appointments for One Chuan Grove are arranged by registration ahead of public release, and registered parties are contacted first when the schedule opens.

Registering costs nothing and commits you to nothing. It places you on the list that is worked through in order when the developer sets the preview dates.

What arrives first is the material: the e-brochure, the unit mix, the floor plan set with areas by type, and the site plan. Pricing follows on the developer’s own schedule and is published on the One Chuan Grove pricing page on release.

Marketing commission on a new launch is paid by the developer, not by the buyer, so registering through this site carries no cost and no premium.

Households who want to size a purchase before the preview can do that now. The TDSR calculator works out the maximum loan an income supports under the Monetary Authority of Singapore’s framework.

The progressive payment calculator then models the funds required at each construction stage, and the stamp duty calculator the duty for a given buyer profile.

Arriving at a preview with those three numbers settled is the difference between looking and choosing.

Connectivity

One Chuan Grove and the Circle Line at Lorong Chuan

Lorong Chuan is the kind of station that rewards a second look. It is not an interchange and it never feels like one, which is most of its appeal at half past seven in the morning. What it offers instead is position: one stop west to Bishan, one stop east to Serangoon, and both of those are interchanges onto lines that run into the heart of the island.

From Bishan the North-South Line carries on to Novena, Orchard, Somerset, City Hall and Marina Bay. From Serangoon the North East Line runs to Little India, Dhoby Ghaut, Clarke Quay and Chinatown. A household at One Chuan Grove chooses its route by destination rather than by habit, and boards a train at a station where boarding is still a civilised business.

The Circle Line itself is the quiet workhorse of the network, threading Paya Lebar, MacPherson and Marymount without touching the central congestion, which makes it unusually useful for the commute that does not end downtown — the one to the business parks, the hospitals and the campuses.

For drivers, the Central Expressway runs along the western edge of the parcel with access a short distance from the estate, putting the city within a straightforward run south and Ang Mo Kio and the north within an equally short one. The Kallang–Paya Lebar Expressway picks up the eastern side of the island and the airport corridor.

The parcel’s own frontage is on Chuan Grove and Chuan Lane, two short residential streets rather than an arterial road, so the traffic that passes the boundary is the traffic that lives there. Further detail on the surrounding roads and stations is set out on the One Chuan Grove location page and in the guide to Lorong Chuan MRT and the Circle Line.

Schools

The School Catchment Around One Chuan Grove

Few addresses in Singapore put this many schools inside a short walk, and the mix is unusual as well as the number. Within the immediate vicinity of One Chuan Grove a family has a well-regarded primary school, a secondary school, an international early-years campus and a junior college, which is a span that normally requires a car and a plan.

St. Gabriel’s Primary School stands 380 metres from the site, comfortably inside the one-kilometre band that governs Primary One registration and comfortably inside a seven-year-old’s walking range. Kuo Chuan Presbyterian Secondary School is 520 metres away, so the transition from primary to secondary need not change the morning routine at all.

Stamford American’s Early Learning Village sits 130 metres along Chuan Lane, and the Australian International School is on Lorong Chuan itself. For households moving from abroad, or for families running an international curriculum alongside a local one, that proximity is the rarest part of the address.

MindChamps at Serangoon is 150 metres from the boundary, which matters in the years before any of the rest of it does. Nanyang Junior College lies east of the estate towards Serangoon, completing the run from pre-school to pre-university within the same few square kilometres.

School proximity tends to hold its value in a way that few other location attributes do, because the demand renews itself with every cohort. The full catchment, with each school and its distance, is set out in the guide to the schools around Chuan.

Everyday Life

Shops, Parks and Daily Errands Near One Chuan Grove

The Chuan estate has the advantage of sitting between two much larger centres without belonging to either. Junction 8 at Bishan is 1.17 kilometres from the site and does the heavy lifting for a weekly shop, a cinema and the usual run of banks and clinics. Serangoon, one stop the other way on the Circle Line, brings NEX and the shophouse trade around Serangoon Gardens and myVillage.

Closer in, the estate keeps its own rhythm. Chuan Lane Park is 110 metres from the boundary and is the sort of neighbourhood green that gets used every day rather than visited at weekends. The Kallang River and its linear park run along the western side of the expressway, connecting north towards Bishan–Ang Mo Kio Park and south through the park connector network towards the city.

New Tech Park across Chuan Grove supplies the weekday food and convenience trade, and Serangoon Gardens — a short run east — supplies the evening and weekend version, with a long-established hawker centre and a dense run of independent restaurants and bakeries that has outlasted several retail fashions.

It is a workable balance: the estate itself stays residential and quiet, while everything that generates noise and footfall sits one stop or one short drive away. The One Chuan Grove amenities page sets out the full list, and the guide to Bishan and Serangoon covers the two centres in more detail.

Behind the Development

Sing Holdings and Sunway, the Developers of One Chuan Grove

One Chuan Grove is a joint venture between Sing Holdings Residential Pte Ltd, holding 65 per cent, and Sunway Developments Pte Ltd, holding 35 per cent. The two secured the Chuan Grove parcel at the Government Land Sales tender that closed on 8 July 2025, with the award confirmed on 17 July 2025.

Sing Holdings is a property group listed on the Singapore Exchange with a development record built almost entirely in this market. It has tended to work at the scale where a project carries a full facilities deck and a proper landscape budget while remaining small enough that the developer stays involved in the detail.

Sunway Developments is the Singapore arm of the Sunway group, whose property and construction business is one of the larger ones in the region. The combination on a parcel of this size is a familiar one on Government Land Sales sites and a sensible one: local delivery experience on the ground, regional balance-sheet depth behind it.

The venture’s commitment of S$703,600,000 for the land, at S$1,376 per square foot per plot ratio, is a matter of public record from the tender award. It is set out here because a buyer is entitled to know what the parties paid for the site they are buying into.

The architect, the landscape consultant, the specification and the facilities schedule are confirmed by the developer on release, and are published on the One Chuan Grove developer page and the project details page as they are issued.

What Sets It Apart

Four Things That Distinguish One Chuan Grove

A walk to the train that is genuinely a walk

520 metres to Lorong Chuan station is five to seven minutes at an ordinary pace, on residential streets rather than along an arterial road. A great many launches quote a figure; this one is short enough that it changes behaviour, which is the only test that matters.

Four schools inside the immediate neighbourhood

St. Gabriel’s Primary at 380 metres, Kuo Chuan Presbyterian Secondary at 520 metres, Stamford American’s Early Learning Village at 130 metres and the Australian International School on Lorong Chuan. For a family, that is the entire school run collapsed into a walk.

Scale on a site that has not seen it in decades

At 170,409 square feet and around 550 homes, One Chuan Grove is large enough to carry a full facilities deck and a real landscape plan — and it is the first parcel of that size to come to the Chuan estate in a very long time.

A settled address rather than a speculative one

The surrounding streets were built out long ago and have stayed residential. The estate is served by an expressway that runs past it rather than through it, and bordered by a park on one side and a business park on the other. What the neighbourhood is going to be is already visible, which is not something every new launch can offer.
