The school catchment is the single most distinctive thing about the Chuan estate, and the main reason families hold on to addresses here. This guide sets out what sits within reach of One Chuan Grove, level by level.
St. Gabriel’s Primary School stands 380 metres from the Chuan Grove parcel. That matters twice over: it is inside the one-kilometre band that governs priority in Primary One registration, and it is close enough that a child can walk to it without crossing an arterial road.
Within the wider one- to two-kilometre band the catchment also reaches into the Serangoon and Bishan school clusters, which broadens the options considerably for a household prepared to make a short journey.
Kuo Chuan Presbyterian Secondary School is 520 metres away, on the far side of the expressway towards Bishan, and shares its campus grounds with Kuo Chuan Presbyterian Primary. A family can therefore run the primary and secondary years from the same address without changing the morning routine.
Nanyang Junior College lies east of the estate towards Serangoon, completing the run to pre-university. Between them, the three levels sit inside a radius most Singapore addresses cannot match.
This is the part of the catchment that is genuinely rare. Stamford American’s Early Learning Village sits 130 metres from the parcel along Chuan Lane — a purpose-built early-years campus, and among the largest of its kind in the region. The Australian International School occupies a campus on Lorong Chuan itself.
For households relocating to Singapore, or for families running an international curriculum, having both within a short walk removes the daily school run entirely. It also underpins rental demand in the estate in a way that is unusually durable, because expatriate tenancies tend to follow the school rather than the postcode.
MindChamps at Serangoon is 150 metres from the site, and the surrounding estate carries the usual spread of childcare and kindergarten operators. Combined with the Early Learning Village at 130 metres, the pre-school provision within a few minutes’ walk is dense.
Distance is only half the question; the route is the other half. The schools nearest the Chuan Grove parcel are reached along Chuan Lane and Lorong Chuan, residential streets with footpaths and signalised crossings rather than arterial roads, which is what makes a 380-metre walk to St. Gabriel’s a genuine walk for a seven-year-old rather than a theoretical one.
For the schools on the far side of the Central Expressway, including Kuo Chuan Presbyterian, the crossing is made at the established junctions along Lorong Chuan rather than at the expressway itself. Bus services along Lorong Chuan and Serangoon Avenue cover the wider cluster for the years when a child travels independently.
School demand renews itself with each cohort, which is what separates it from most other location attributes. The amenities page covers the rest of what is within reach, and the location page carries the measured distances.
Registration is how the project material reaches you on the day the developer issues it, and it is the list the Sales Concierge works through first when preview appointments open.
