  3. Your Questions on a District 10 Profit

A recurring question from readers this period has been simple: what exactly did EdgeProp mean when it said District 10 "topped" resale profits for the week of 22-29 September 2026? The short answer is that District 10 recorded the largest gains, in dollar terms, among all districts tracked in EdgeProp's 8 October 2026 round-up of URA resale caveats for that week. Two transactions explain why.

The first question worth answering is which project led the pack. That was Grange Residences, a freehold condominium completed in 2004 with 164 units. On 22 September 2026, a 2,583 sq ft four-bedroom unit there sold for $9.25 million, or $3,581 psf. The seller had bought the unit in December 2011 for about $6.1 million ($2,361 psf), for a $3.15 million gain — a 51.6% return, equivalent to roughly 2.9% a year compounded over almost 15 years of ownership. Readers sometimes assume every freehold sale of this size is a project record; this one was not. Grange Residences' largest gain to date, from a June 2025 resale, was $6.5 million.

A second question readers raise is whether gains of this size are common at smaller projects too. At Balmoral 8, a 40-unit freehold development completed in 2003, a 1,905 sq ft three-bedroom unit sold on 24 September 2026 for $4.22 million ($2,215 psf). Bought in April 2005 for $1.8 million ($945 psf), the unit returned a $2.42 million gain — 134%, or close to 4% a year annualised over 21.5 years. What makes this figure notable is not just its size but its rarity: it was the first resale recorded at Balmoral 8 in 2026, a sign that at a 40-unit project, trading volume stays thin even in a strong market.

A third question is whether every District 10 seller in that window came out ahead. They did not, though the one loss in the data set was recorded elsewhere, not in District 10. At Seascape, a 99-year leasehold project of 151 units in Sentosa Cove, a 2,174 sq ft three-bedroom unit sold on 28 September 2026 for $3.37 million ($1,549 psf), against $5.79 million ($2,662 psf) paid to the developer in April 2010 — a $2.42 million loss, or 41.8%, the steepest recorded nationwide for the week. Pairing that result against the two District 10 gains is a reminder that freehold tenure, long holding periods, and a reasonable entry price all tend to move an outcome in the same direction, while a short remaining lease and a high entry price move it the other way.

The last question worth addressing is why this matters to someone not buying a resale unit at all. Readers evaluating a new launch in a different part of Singapore are, in effect, making the same three-way bet — on tenure, holding period and entry price — just earlier in the cycle, long before a resale caveat of their own could exist. One Chuan Grove, a 99-year leasehold condominium of around 550 homes planned for the Chuan Grove parcel off Lorong Chuan, is one such new launch, developed jointly by Sing Holdings Residential and Sunway Developments and at pre-launch, about 520 m from Lorong Chuan MRT in District 19. A buyer who commits to a 99-year lease there is, in effect, choosing the same leasehold path that produced the loss at Seascape rather than the freehold path that produced the two District 10 gains — a trade-off that location, price and personal holding plans all weigh into. Readers can explore more from the homepage, check the location page for the walk to the MRT, or direct specific questions to the Sales Concierge through the contact page.
