Figures from a single month invite quick conclusions. EdgeProp Singapore reported on 15 September 2026, from URA data, that developers sold 153 new private homes excluding executive condominiums (ECs) in August 2026. Three readings circulate, and each can be tested against what the report says.
Fact: EdgeProp Singapore's 153 leaves out ECs. With ECs, the same report gives 171. One Chuan Grove is a condominium on a 99-year leasehold at Chuan Grove, off Lorong Chuan in District 19, about 520 m from Lorong Chuan MRT (CC14), so it belongs to the private-home category the 153 describes.
Fact: EdgeProp Singapore split the 153 into 72 in the Rest of Central Region (47%), 57 in the Outside Central Region (36%) and 24 in the Core Central Region (16%). The three regions carry different shares of the total, and the report offers no district-level or project-level breakdown, so it does not describe District 19 on its own.
Fact: EdgeProp Singapore reported several pieces of context. August's 153 was down 79.1% from 731 in July 2026 and down 92.9% from 2,142 in August 2025. The lunar seventh month began on 13 August in 2026 and on 23 August in 2025, and no new project launched in August. Realion's Christine Sun tied the larger year-on-year drop to the earlier start of the seventh month, and one analyst said it was the lowest monthly volume excluding ECs since February 2024. SRI's Mohan Sandrasegeran called it a "temporary breather". None of these remarks refers to a particular project.
The developers are Sing Holdings Residential Pte Ltd (65%) and Sunway Developments Pte Ltd (35%). The plan is around 550 homes, the tender closed on 8 July 2025 and the project is in pre-launch. The unit mix and pricing will be published as the developer releases them, and the September figures will be published by URA.
The common thread in all three misreadings is stretching a single month beyond what it measures. EdgeProp Singapore's report counts first sales by developers in August 2026 and compares them with two earlier periods. It does not measure resale activity, rentals or enquiries, and it does not forecast September. One Chuan Grove's own facts are more modest and more concrete: 520 m to Lorong Chuan MRT, a Chuan Grove address in District 19, two named developers and around 550 homes planned.
