If you have been following the pre-launch scene, the name Thomson Reserve is worth learning. Stacked Homes reported on 28 September 2026 that this 1,268-unit condo, on Bright Hill Drive near Upper Thomson MRT, is expected to launch in the fourth quarter of 2026. For anyone deciding where to put a deposit, a project of this scale changes the shape of the shopping list.

Start with the facts. The site, the former Thomson View, was bought in a collective sale by UOL Group, Singapore Land and CapitaLand Development for $810 million, which works out to about $1,178 psf. The 99-year leasehold scheme sits in District 20 and comprises six towers, two of 30 storeys and four of 21 storeys. Units run from 592 to 1,808 sq ft, with two-bedroom homes forming the majority. There are 740 homes in a Classic Collection and 528 in a Luxury Collection, so buyers will see two distinct tiers rather than a single product.

What does that mean if you are a buyer rather than an observer? First, it gives you a broad comparison set. When a development this large arrives, it typically attracts a crowd of viewers, and you can use the show flat visit to sharpen your own priorities: how much floor area you truly need, whether you prefer a higher tower or a lower one, and how much you value a premium finish. Second, the Classic and Luxury split invites you to think about which side of the line you belong on before you fall in love with a sample unit.

Stacked Homes adds a useful caution. A lower land cost is no guarantee of lower launch prices, so it would be a mistake to walk in assuming a bargain simply because the land figure looks attractive on paper. The price list will be what it is, and it is best judged against your own budget and financing limits, not against headlines.

That is where a nearby alternative can help clarify your thinking. One Chuan Grove is a pre-launch, 99-year leasehold development in District 19, developed by Sing Holdings (65%) and Sunway Developments (35%), with about 550 homes. Lorong Chuan MRT (CC14) is 520m away. It is a different scale and a different location from Thomson Reserve, which is exactly why a side-by-side look can be so instructive. A smaller scheme may appeal if you prefer a compact community, while a mega-project offers variety. Neither is inherently better; it depends on how you plan to live. A practical way to use the news is to build a short checklist before any viewing. Write down your maximum budget, your must-have bedroom count and your commute needs, and test each project against those lines. Buyers who arrive with a short list of priorities tend to leave a show flat with better information than those who simply browse. Consider taking a notebook, asking about how the units are laid out, and checking how each home fits your daily routine, from where the bedrooms sit to how you would use the living area.

Financing is the other half of the picture. Before any launch, it is sensible to speak to your bank about what you can borrow, to review your existing commitments and to keep a buffer for costs beyond the purchase price. None of that changes because a project is big or small, but the sooner it is done, the calmer the decision becomes.

Timing also deserves a thought. With a fourth-quarter launch expected, the coming weeks are a natural time to gather information, refresh your financing figures and decide how much you are prepared to commit.
