September 2026 closed with 296 new private homes sold by developers, excluding executive condominiums, EdgeProp reported on 15 October 2026 from URA data. That was 16.1% above September 2025 and 93.5% above August, when 99.co put the total at 153 units. EdgeProp tied the pickup to the end of the Lunar Seventh Month on 10 September.
The regional split is the nearest thing the data offers to a district lens. The Rest of Central Region took 131 units, or 44.3%, the Outside Central Region 125 units, or 42.2%, and the Core Central Region about 13.5%, or 40 units. Together the first two regions accounted for 256 units, 86.5% of developer sales. According to 99.co, the Rest of Central Region had 72 sales in August and the Outside Central Region 57, so the Rest of Central Region rose from 72 to 131 units and the Outside Central Region from 57 to 125 between the two months.
Launch activity widened the base. EdgeProp reported 158 units launched in September, 36.2% more than the 116 launched in August and 7.9 times the 20 launched in September 2025. According to 99.co, those comprised 70 units at Amberwood at Holland, 65 landed homes at Luxus Hills and 23 strata-landed homes at Belgravia Ace. Landed homes made up 19 of the 296 sales, the highest monthly landed volume since April 2018, and one analyst noted that the premium of a new terrace home over a resale one narrowed to 20.8% in the third quarter from 27.7% in the second.
By volume, Terra Hill led with 32 units, followed by The Sen with 25 and then Amberwood at Holland; Lentor Gardens Residences and Dunearn House also appeared on the best-seller list. According to 99.co, Terra Hill, with 270 units, was about 92% sold by the end of September, and its September total was its highest monthly figure since its February 2023 launch. One analyst said continued sales after July launches suggest interest extends beyond launch periods, while 99.co described buyers as increasingly discerning and said pricing remains key to sustaining demand, with new executive condominium sales subdued amid limited supply.
