Preview appointments on a new launch are short, and booking day is shorter. The buyers who do well are the ones who arrive with the financing already settled, because the questions that decide a purchase are arithmetic questions and arithmetic is slow to do in a room full of people.

Settle the Borrowing Ceiling First

Everything else follows from this number. A bank will lend the lower of two limits: the Loan-to-Value ceiling, which is 75 per cent of the property value on a first housing loan, and the Total Debt Servicing Ratio, which caps total monthly debt obligations at 55 per cent of gross monthly income.

The TDSR assessment uses a medium-term interest rate floor of 4 per cent, not the rate on offer, and applies a haircut of at least 30 per cent to variable income. For joint borrowers the loan tenure runs to age 65 on the income-weighted average age. The TDSR calculator works both limits and reports which one binds, which is the part that tells a buyer whether clearing a car loan would actually change anything.

Know the Duty Position

Stamp duty is not a footnote. Buyer’s Stamp Duty on a $1,500,000 purchase is $44,600, and Additional Buyer’s Stamp Duty adds nothing for a citizen buying a first home but 20 per cent — three hundred thousand dollars — for the same citizen buying a second.

Both fall due within 14 days of exercising the Option, in cash. Work the figure out in advance with the stamp duty calculator rather than discovering it afterwards.

Separate Cash from Total

The number that decides booking day is not total outlay but cash on hand. The minimum cash downpayment is 5 per cent of the price on a first housing loan at 75 per cent LTV, 10 per cent where a tenure beyond 30 years pushes the band down to 55 per cent, and 25 per cent where a housing loan is already being serviced. CPF cannot cover that portion, nor the booking fee.

Arrange an In-Principle Approval

An in-principle approval from a bank converts an estimate into a commitment and is normally valid for around 30 days. On a launch where the window between a price list and a booking day is measured in days, having one in hand is the difference between choosing a unit and watching one go.

Come with a Shortlist, Not a Single Choice

Stacks and levels are allocated in order on booking day, and a first choice is frequently taken. A shortlist of three or four units, ranked, across more than one stack, is what keeps a decision intact when the first option goes. What Happens at the Appointment

Appointments run by time slot rather than as a walk-in. The material is walked through in order — the site plan, the layouts, the stacks and outlook, then pricing once issued — and what was discussed is sent through in writing afterwards. Documents Worth Having to Hand

A bank assessing an in-principle approval will normally want identification, recent payslips or a tax notice of assessment, CPF contribution history and a statement of existing loans and card balances. Self-employed applicants are usually assessed on two years of notices of assessment, and variable income is averaged over the preceding twelve months before the haircut is applied.

Gathering those before the preview rather than after it is what compresses the approval into days instead of weeks, which is the timescale a launch actually runs on.

Questions Worth Asking on the Day

The material answers most things, but a few points are best put directly: which stacks are in the current release rather than held back, what the expected delivery date in the Sale & Purchase Agreement says, how the facilities are distributed across the site, and what the maintenance contribution is estimated at by unit type.
