New land releases matter to anyone holding or considering property in the north-east, and this week's Serangoon North View site is a good example. The details come from reports by EdgeProp Singapore and Stacked Homes, and the investor questions are about supply, timing and what might change.

What was released

The site covers 87,036 sq ft and is expected to yield about 235 homes on a 99-year lease. It is on the Reserve List, so it will only go to tender if a developer applies with an acceptable bid. Next door is The Garden Residences, with 613 units, completed in 2021 on land awarded at $965 psf ppr in August 2017. A future Serangoon North MRT station, about 700 metres away, is targeted for 2030.

The supply question

An investor will first ask how many new homes could reach the market and when. At about 235 homes, this site is modest in size, and because it is a Reserve List site, there is no certainty it will launch soon or at all. That uncertainty cuts both ways: it limits the near-term supply threat, but it also means the plot could appear with little notice if developer interest picks up.

The timing question

Even if the site were triggered tomorrow, a tender, land award, design approval and construction would stretch over years. Any effect on nearby values would therefore be slow and hard to isolate, since many other factors move in the same period. Transport upgrades, such as a station opening in 2030, run on their own timetable.

Where One Chuan Grove fits

One Chuan Grove is a pre-launch 99-year leasehold development of about 550 homes in District 19, by Sing Holdings with a 65% stake and Sunway Developments with 35%. Lorong Chuan MRT on the Circle Line is 520 metres away. The project sits in a different neighbourhood from the Serangoon North View plot, so the release is context for the wider north-east rather than a direct competitor.

An investor comparing projects may find it more useful to look at the immediate catchment, existing rental demand and the current stage of the project than at a distant Reserve List site. The location page covers the transport links and surroundings that bear on that analysis.

The caution

Property values depend on many things, and no land release can predict where they are headed. Treat the figures above as background, and run your own numbers under conservative assumptions.

A sensible habit is to keep a running list of land releases in the areas you follow, noting the site size, the list type, the expected homes and the transport timeline. Over a year, the list shows how supply is being scheduled, and it takes the drama out of any single announcement.
