A five-room flat on the upper floors of Natura Loft in Bishan has changed hands for $1,711,000, according to Stacked Homes, which reported the sale on 4 October 2026. The unit is at Block 273A, Bishan Street 24, on the 37th to 39th storeys, and measures 120 sq m, or about 1,292 sq ft. That works out to roughly $1,324 psf, and the transaction shows up in HDB's resale data for October 2026.

For anyone house-hunting along the Lorong Chuan and Bishan edge, a figure like that is bound to come up over dinner. The more useful move is to ask what the figure actually describes before deciding what it means for you.

What the Bishan record does and does not say

The previous five-room high in the town was $1,632,000, set in November 2025 by a unit at Block 275A on the 34th to 36th storeys, so the new sale sits $79,000 above it. Natura Loft is Bishan's only DBSS development, completed in 2011, and Stacked Homes observes that the five highest five-room sales in Bishan all come from this one project. Over the preceding twelve months, the median five-room resale price across the whole of Bishan was $979,000, again per Stacked Homes.

Lay those numbers side by side and the picture is one unusual unit in a rare development. It is a single data point attached to a building with no sibling elsewhere in the town, so it is a poor yardstick for the streets around it, and an even poorer one for private homes a short distance away. Nothing in the report suggests otherwise, and nothing here should be read as a forecast.

Bishan is the neighbouring HDB town to Lorong Chuan, which is why buyers on this border tend to watch its headlines. Still, a public-housing resale and a private condominium purchase run on different rules, different buyer pools and different cost structures. Comparing their price tags directly is like comparing a hawker stall to a restaurant: both feed you, but the bill tells you little about the other.

One habit is worth keeping whenever a record headline appears. HDB's resale data is public, so the block, the storey band and the floor area can all be looked up, and those three details give a price its context. A high-floor, large unit in a one-off development is a very different object from the typical flat on the same street.

What a border buyer can usefully take from the story is a reminder to compare like with like. Tenure, the walk to the station, the size of the development and the identity of the developer all shape a home far more than a neighbouring town's record sale.

Taking One Chuan Grove as the example, it is a pre-launch private development in District 19 on a 99-year leasehold, from Sing Holdings (65%) and Sunway Developments (35%), with about 550 homes planned. Lorong Chuan MRT (CC14) is 520m from the site, which is the sort of practical detail that is easy to verify on foot.
