EdgeProp's account of the record flat sale at Bedok South Horizon on 9 October 2026 reads differently once the surrounding pipeline is added. For a reader who follows supply and transport rather than a single transaction, the story has three layers: a station, a land sale and one estate's resale tally.
EdgeProp named the Bedok South MRT station on the Thomson-East Coast Line as a location factor, with opening expected by the end of 2026. The next station, Sungei Bedok, will interchange with the Downtown Line, EdgeProp said.
The supply side comes from a mixed-use GLS site on Bayshore Drive beside the station. According to EdgeProp, it sold in July for $2.13 billion, or $1,323 psf ppr, and is slated for about 1,280 homes, a retail mall and a bus interchange. EdgeProp cites the site alongside the long remaining lease and Temasek Primary School within 1 km as factors around the estate. For a reader tracking pipelines, it is one dated land sale with a stated home count, a stated mall and a stated bus interchange.
On the existing-stock side, EdgeProp described Bedok South Horizon as eight blocks of 16 to 18 storeys with 940 flats: 457 four-room, 274 five-room and 209 two-room. The estate passed its five-year minimum occupation period earlier in 2026, and EdgeProp said its first resales were registered in April 2026, so the estate's resale record is barely six months old.
The record itself is a 1,216 sq ft five-room flat on the 13th to 15th storey of 152B Bedok South Road. EdgeProp reported that it sold for $1.54 million ($1,266 psf), registered on 9 October 2026, the first Bedok HDB flat above $1.5 million, with about 94 years of lease remaining. A day earlier, EdgeProp said, the previous Bedok record of $1.48 million ($1,217 psf) was set by a flat of the same size in the same block and storey range.
The estate has 940 flats in eight blocks, EdgeProp reported, and 60 of them have resold since April 2026, 36 at $1 million or more. All 12 five-room resales fetched at least $1.265 million, per EdgeProp. In its top-ten table, EdgeProp shows the six flats on the 10th storey or higher selling for $1.40 million to $1.54 million, against $1.30 million to $1.38 million for the four below. A careful reader notes the sample: one estate, one flat size, and a short list of storeys. EdgeProp presents the GLS site and the station as location context for the estate, and the two supply figures sit on very different scales: about 1,280 planned homes at Bayshore Drive, according to EdgeProp, against the 940 flats of the existing estate. The data describes where those transactions landed and offers no return figure for anyone.
The link to One Chuan Grove is context only.
